Transformational Philanthropy: The Institution's Relationship With Its Largest Donors

Principal-gift strategy at the institutional level: the CEO's, the board's, and the CDO's roles, gift agreements and naming, and keeping the gift voluntary when the number is large enough to change the organization.

The transformational gift in conservation work most often protects land permanently, a family's own acreage, a keystone parcel that completes a corridor, and the naming is a preserve or a trail rather than a building. Because the gift may involve a conservation easement alongside cash, the CEO and board have to coordinate with land trust counsel the way a hospital coordinates with medical staff, and the variance clause has to anticipate a future the land itself may force, fire, boundary disputes, a change in stewardship capacity. Donors who make this gift are usually people who watched the land itself for decades before they were ready to protect it forever.
