Endowment & Legacy Strategy
Permanence as a product: building, marketing, and governing endowment, plus the blended gifts that fund it.
Through the Environment lens
A land trust's endowment carries a structural need this module's general growth model does not spell out but that is central to conservation work: a stewardship fund to monitor and legally defend conservation easements in perpetuity, separate from any program endowment, since protecting land forever creates a forever obligation to check on it. The spending-rate arithmetic matters here concretely, since the annual payout has to cover site visits, legal defense reserves, and monitoring costs that do not shrink even when program funding is scarce. Matured planned gifts often arrive from members who protected their own land or watched a specific parcel saved, and the legacy society's strongest pitch is usually the most literal version of permanence this track offers: the land itself will still be there.

Learning objectives
- Calculate an endowment's annual mission yield from its value and spending rate, and describe the three inflows that grow it.
- Present the threshold question, permanence or present, to a board as a real choice with the exchange rate and the conditions under which building endowment is right.
- Propose blended gift shapes matched to a donor's life stage and distinguish the enforceable current commitment from the revocable estate intention in the gift agreement.
- Outline the four policies an endowment needs before it is marketed: investment, spending, gift acceptance and naming, and the fund agreement.
- Explain how policies-first governance, a legacy society, blended gifts, and a written anti-raid process built a funded endowment from a standing start over a decade.
